A building inspection provides an accurate insight into the condition of your home or investment. Whether you are building, buying, selling or renovating, a building inspection will provide you with the knowledge of the structural outlook of a property.
A building inspection consists of visually evaluating the integrity of a property. This includes the external structures such as Brickwork and Framework, Roofing/Coverings as well as Waterproofing. Internal structures and fixtures, including Flooring, Sub-Flooring, Internal Walls, Joinery, Windows and Doors, Wet-areas are assessed for drainage/dampness, functionality and age. A building Inspection will visually assess for significant defects within a property to identify any weakness or inadequacies, in order to provide an accurate portrait of the structural soundness of a building.
Our building Inspections are completed efficiently and professionally, offering a 24 hour Report turnaround. We will provide you with a bias free, accurate, professional evaluation of the property in a time effective manner. All reports are consistent with the Australian Inspection standard 4349.1.
To determine if the area is watertight: Coverings such as Tiles/Corrugated/Membranes/Valleys/Flashings/Penetrations/Cappings/Gutters/Downpipes.
To determine any defects, regarding Leaks, Insulation, Electrical, or Framing inadequacies.
To determine structural adequacy; assessing for rot, dampness, elevation, cracks and defects, Including structural cracks or timber framing inadequacies. Areas include, Windows, Doors, Balconies/Verandahs/Patios, External footings and external drainage.
To determine the structural integrity of Floorings, Ceilings, Bedrooms and Walls. Including joinery, cabinetry and other built-in fixtures.
To determine adequate Waterproofing and drainage; Areas include, Kitchens/Bathrooms/Laundries/Sanitary fixtures/Shower recesses. Identifying leaks or leaking water recesses, checking hot water systems for age and condition including Water operations and any evidence of water hammer.
TIMBER PEST INSPECTION- AS 4349.3-2010 Non-Invasive Pest Inspections. The inspection will cover all areas that are visually possible to inspect.
Timber pest means one or more of the following wood destroying agents which attacks timber in service and affects its structural properties:
a) Fungal decay-the microbiological degradation of timber caused by soft rot fungi and decay fungi, but does not include mould, which is a type of fungus that does not structurally damage timber.
b) Wood Borers - wood destroying insects belonging to the order Coleoptera which commonly attacks seasoned timber.
c) Termites - wood destroying insects belonging to the order 'Isoptera' which commonly attack seasoned timber.
Termite management zones and conducive areas will be checked for evidence of termite workings or damage.
Instrument testing means where appropriate the carrying out of Tests using the following techniques and instruments:
a) Electronic moisture detecting meter - an instrument used for assessing the moisture content of building elements.
b) Probing - a technique where timber and other materials/areas are penetrated with a sharp instrument. (eg bradawl or pocket knife), but does not include probing of decorative timbers or finishes, or the drilling of timber and trees.
c) Sounding - a technique where timber is tapped with a solid object.
